Iowa tillable land values show increase

Tillable cropland values from September to March show a .9 percent increase statewide but a decrease from March 2016 to March 2017. This is the first time since 2013, the Iowa Chapter of the Realtors Land Institute survey has show an increase.

When you combine this increase with the 3.7 percent decrease in September 2016, there is an indication of a statewide decrease of 2.8 percent for the year from March 2016 to March 2017.

Kyle Hansen is chair of the Iowa chapter and is an Accredited Land Consultant at Hertz Real Estate Services in Nevada. He says a few factors affected land values.

“Some of the factors would be low commodity prices, lower net revenues, higher input costs and higher interest rates.”

Hansen adds some of the positives are low supply and high demand.

“We also have the interest rates being a positive and a negative as the interest rates are also historically low as they have been.”

He says interest rates will have a negative affect when they start to climb soon.
